            <title>Making a low offers on a homes for sale in San Antonio, TX ?</title>

Are you using a San Antonio REALTOR to handle your home purchase?  If so, you MUST read this blog post.  This post won't be lengthy, but by all means, I believe it's something that all people searching for a home, while using the services of a real estate agent should know.  


I recently listed a home for sale in San Antonio, TX that me and my clients felt was definately priced at a level that was going to bring in offers fairly quickly.  We had to do this, because my clients were also purchasing a home in San Antonio concurrently.  Well, immediatley we recieved an offer that was well 8% of our asking price.  We didn't budge on our price and the potential buyer didn't move thier price high enough to warrant a verbal acceptance by my clients.  I knew that they potential buyer had a lot of interest in the home, but I felt that it was her agent that was trying to get his client a "deal" for his client.  We ended up getting an offer that was much more attractive than the second offer from the first agent that submitted an offer.


Unfortunatley I had to let the agent know that we accepted a higher offer. I could tell that the agent was shocked.  In this market, many buyers tell thier agents that they want a "deal" on a home.  So, consequently, the agent advises thier client to put a very low offer on the home that they love and then they can "work thier way up from their"...


That all sounds like a well thought out plan of negotiation, but what if the home in question is a newer listing that is priced correctly from the first day it was listed?  What if the home is already a deal?  This is where a good agent needs to step up to the plate and explain to his buyer, that just because they are giving the seller full price, doesn't mean that he/she isn't getting a "deal"...

            <title>How is San Antonio's Real Estate Market holding up in March 2011?</title>

Well, Spring is finally here and I can make one gurantee.  Every real estate agent in San Antonio is finally going to realize the dream that they've been fantasizing about since August of 2010...Spring buyers.  It's not secret that home buyers are more active and prevalent in the first part of the year, due to various factors, such as weather and school changes for thier children, but are the number of active buyers increasing as they should?


San Antonio's real estate market enjoyed a nice 30% increase in real estate sales from February 2011 (1,079) to March 2011 (1,556).


Though we saw an increase in the total real estate sales from February 2011 to March 2011, we did se a modest decline in single family homes sold in the first quarter of 2011 (5%), compared to the first quarter of 2010.  This modest decrease is due to the fact that laster year's tax credit artificially boosted San Antonio home sales statistics.  Now that the tax credit is behind us, we'll be able to more accuratley gauge where the real estate market is taking us.
